North East Lincolnshire offers some of the UK’s lowest-cost large-scale enterprise zone sites for industrial, manufacturing, logistics and renewable energy companies.

The North East Lincolnshire enterprise zone sites comprises 189 hectares (467 acres) of developmental land across 6 sites, making it one of England’s largest industrial EZs.

Site solutions for businesses include:

  • Individual large-scale, port-adjacent sites up to 64 hectares (158 acres)
  • Fully serviced, development-ready sites with freehold or leasehold tenancies

A 85ha (210 acre) fully serviced greenfield development site (Google Maps) located between the Ports of Grimsby and Immingham.

The site is ideally situated 2 miles (5 minutes’ drive) south of the Port of Immingham and adjacent to the A180, part of the strategic highway network connecting the site to the M18, M62 and M1/A1. 

Humberside International Airport is located within a 20 minute drive of the site providing connectivity across the world via daily flights to Schiphol.

North East Lincolnshire Council has committed almost £33m of its own funds and regional funding to deliver the South Humber Industrial Investment Programme (SHIIP). This funding will bring forward the Pioneer Business Park and other key sites along the Humber estuary for development.

DECEMBER 2023 – Historic Land Deal Helps Immingham Port Expansion

In one of the largest land deals done in recent years, North East Lincolnshire Council’s Cabinet agreed [30 November 2023] to release land to Associated British Ports (ABP). ABP has also been working with other landowners in the area to assemble a wider parcel of land to concentrate these operations in. The overall deal will see ABP investing significantly to expand its port operations around Immingham after the purchase of the freehold of 227.5 acres at Stallingborough Interchange (the land known as Pioneer Business Park).

A 30.20ha (74.70 acre) development site within close proximity to the Port of Immingham – the UK’s largest Port by tonnage.

Able Immingham Energy Park (Google Maps) offers excellent multimodal connectivity and is an ideal location for a range of business uses including manufacturers looking to benefit from import/export opportunities, energy projects and transport & logistics.

The site is situated on the south side of Queens Road (A1173) being on the periphery of Immingham Dock.

The site comprises an irregular shaped area of partially undeveloped land, being part Greenfield and part Brownfield and is located within the Eastgate port expansion plan. Port and distribution related uses on the site would be welcomed.

The site has lapsed planning consent for B1, B2 and B8 and is zoned for industrial use within the local authority adopted plan.

All mains services are understood to be available in the local area for connection. Interested parties are advised to make their own enquiries to satisfy themselves as to the size and availability of such supplies.

There is a way leave in place in relation to a gas pipe contained within the site and a rental of £1,400 per annum is payable in lieu of the same.

A 21ha (51.8 acre) development site situated between the Ports of Grimsby and Immingham. Humber Gate offers excellent multimodal connectivity and is well located for the local workforce.

Humber Gate (Google Maps) provides an exciting opportunity for manufacturers, industrial companies, and developers to purchase freehold development land. The land is free from developer ties and amongst the cluster of businesses known as the ‘Energy Estuary’.

Humber Gate offers flexible solutions for occupiers and is suitable for heavy industrial uses, manufacturing, logistics, open storage, and renewable energy sectors. The majority of the land is brown field with the site having existing infrastructure.

Former manufacturing site now accommodating Technical Absorbents Ltd. The site has surplus cleared brownfield land that would suit industrial redevelopment. The site benefits from a gas fired 35mw power station providing surplus power and steam, site security and is relatively close to the urban area for employment.

The site offers circa 75 acres of development land that has been master planned to show units ranging from 40,000 sq ft up to 260,000 sq ft. The site could be suitable for a range of heavy industrial and manufacturing uses, or could be utilised in the renewable energy, waste recycling, power generation or logistics sectors.

Grimsby Future Park (Google Maps) comprises 36 Hectares (89 acres) of development land adjacent to the Port of Grimsby. The site can be sub-divided to suit occupier requirements.

There is the potential for a number of bespoke development opportunities with bespoke design and build opportunities available.

Grimsby is located just seven miles from the open sea, on the South Bank of the River Humber and within easy reach of the UK’s industrial heartland. The M180 / A180 dual carriageway runs right to the entrance of the Port of Grimsby, providing fast links to the M18 and M1.

The site has planning permission available for a mix of employment, industrial, warehouse and distribution uses as well as car storage. Designated for port-related uses within Councils development plan.

Grimsby Future Park benefits from a robust power infrastructure with sufficient power to meet demand. The landowners will work closely with potential occupiers to ensure their specific energy requirements can be accommodated. There is also potential for green power through new renewable energy assets.

Europarc III Food Enterprise Zone (Google Maps) is the flagship Business Park of North East Lincolnshire and is home to some of the region’s leading food businesses, with over 2000 employed on site.

The site is situated between the Ports of Grimsby and Immingham adjacent to the A180 and therefore benefits from good road access to the national motorway network connecting the site with all parts of the UK putting 40 million consumers within a 4-hour drive. Access to the ports enables product in Northern Europe with next day delivery.  Humberside International Airport is within a 20 minute drive of the site providing connectivity across the world via daily flights to Schiphol.

Europarc III is a high quality Food Business Park with over 725,000 square feet of business space designed to attract businesses from all aspects of the food supply chain at all stages of their development.

The site has become a food park by default with significant presence from food manufacturers and other supply chain companies.

The park is already home to;

  • The £5.6m Humber Seafood Institute – providing office accommodation, meeting rooms, product development kitchens, refrigeration research facilities, chemical and environmental laboratory equipment, process hall and microbiological laboratories.
  • The Innovation Centre – offering high standard business incubation space, meeting rooms and conference facilities for a quality corporate image on easy in easy out terms.
  • National and international names; Morrisons, Hain Daniels Group, ProAmpac, Scratch Meals, 2 Sisters Food Group, New England Seafood International, Auto-Trail and the Seafish Industry Authority.
